Typical Pre-Contract Services

  • Feasibility/Concept Stage: Feasibility Costing / Order of Magnitude Costing / Budget Costing
  • Preliminary Design Stage: Advice on implications of design, advice on alternative design options, preparation of cost plans, life cycle costings and value management.
  • Detailed Design to Tender Stage: Revisions to cost plans, advice on procurement route, tender documentation preparation, tender reporting, ‘pre-start’ meeting.

Typical Post-Contract Services

  • Preparation of Standard Forms of Contract.
  • Attendance at site meetings, design team meetings & client meetings.
  • Checking payment applications and preparation of payment recommendations.
  • Reviewing variation claims, negotiation and agreement of legitimate variation claims, avoidance/minimization of contractual claims.
  • Cost Reporting and agreement of ‘rolling’ final account on a monthly basis.
  • Agreement of final account with main contractor and nominated subcontractors.

We will provide a total and professional quantity surveying service, throughout the ‘pre’ and ‘post’ contract stages.

Terminology

  • Order of Magnitude Costing – this is an initial budget estimate prepared at an early stage in the construction project – usually based on preliminary or sketch drawings (10-15% accuracy).
  • Cost Plan – a more detailed budget estimate (5-10% accuracy) based on developed and more detailed drawings including a description of the scope of works.
  • Bill of Quantities – (BOQ) is a tender document which describes the terms and conditions of the construction project and also describes and itemizes in detail, all work to an agreed method of measurement, to enable all contractors to price the work for which they are bidding on a uniform document (based on tender drawings and specification).
  • Cost Report – A monthly or bi-monthly report on the overall financial position of the building project, includes an adjustment of PC Sums, Provisional Sums and a report on all known variations.
  • Final Account – Reports the final account figure and overall cost movement from tender stage.
